Padraic acts for lenders and borrowers in relation to corporate debt transactions with a particular focus on real estate finance, leveraged acquisition finance and receivables finance.
Recent transactions Padraic has led on the finance side include:
- Acted for Echelon Data Centres in connection with the acquisition of a 50% stake in the business by Starwood Capital for up to €850m while simultaneously refinancing its mezzanine debt and securing €900m in senior debt from Morgan Stanley and United Overseas Bank.
- Acted for Uniphar plc (as lead borrower counsel) on its €550m refinancing of the group with seven domestic and international financial institutions (awarded Deal of the Year 2023 by Finance Dublin (Refinancing Category).
- Acted for Hines (as lead borrower counsel) on its refinancing with Wells Fargo of a portfolio of student accommodation assets in Dublin comprising over 1,500 beds (Project River).
- Acted for Westridge Real Estate and Oaktree Capital Management on the financing of Camden Yard, a mixed-use development located on a four acre site in Dublin’s city centre comprising over 407,300 square feet of commercial office space and 299 residential apartments.
- Acted for various Irish banks (as lead lender counsel) on a number of social housing and private rented sector development financings with leading Irish real estate developers including, most recently: (1) Dwyer Nolan Development’s 531 unit social housing development at Ballyfermot, Dublin and its 108 unit private rented sector development at Glenamuck, Dublin; and (2) Marlet Property Group’s 216 unit private rented sector development known as One Lime Street, Dublin and its 142 unit private rented sector development known as Walled Garden, Dublin.
- Continuously act (as lead lender counsel) for various domestic and international financial institution lenders (on a bilateral, club and syndicated basis) on financing many of Ireland’s largest domestic and international corporate organisations and private equity sponsors including, most recently: (1) Tipperary Co-Operative Creamery’s corporate refinancing with Bank of Ireland and Rabobank; and (2) Erisbeg’s (a leading Irish private equity fund) acquisition of Fruition IT and Fruition Consulting financed by Bank of Ireland.
- Acted for the lenders (as lead lender counsel) on the development financing of over 394,000 square feet of commercial space known as Coopers Cross. Coopers Cross is a mixed use development by Kennedy Wilson comprising, over an entire city block, a development site of 5.9 acres situated within Dublin’s central business district.
- Continuously act for a number of bank and non-bank invoice finance providers and large corporates on invoice discounting (recourse and non-recourse), supply chain finance, reverse invoice discounting and supplier payment facilities. Clients that Padraic regularly acts for in this space include Bank of Ireland Finance and Bibby Financial Services.
